Plot Synopsis

This reality series follows the antics of a high-strung Los Angles real-estate speculator and designer, Jeff Lewis, who made his living flipping multimillion-dollar houses at the beginning of the series, but focused on Jeff Lewis Designs once the recession started. Lewis makes his living with the help of a group of diverse and often disgruntled employees he counts as friends: Jenni Pulos, who dreamed of being an actress when she was Jeff's assistant, was promoted to Chief Operations Officer in Season 4, and is planning a destination wedding in Season 6 after her boyfriend finally proposed; his beloved housekeeper Zoila, empowered and suddenly more flirtatious and feisty, who Jeff actually considers letting go in Season 6; his partners -- business partner Ryan Brown in the first two seasons and Gage Edward, who Jeff named the head of Business Affairs in Season 5 and who, together with Jeff in Season 6, purchased a home with the intention of settling down and starting a family; Trace Lehnhoff (a.k.a. "mini-Jeff"), an intern in Season 3 who later joined the team as a full-time employee; Vanina Alfaro, who joined as an intern in Season 5 and quickly rose to the role of Design Associate; his sister-in-law, Sarah Berkman, who was his full-time assistant but was fired during Season 5; Andrew Coleman, hired in Season 6 to replace Sarah, who has an over-the-top personality, makes inappropriate outbursts, and possesses questionable work ethic -- but may not be who he seems to be; and a series of house assistants -- Steve Bowman (Season 1), Chris Keslar (Season 2) and Jett Pink (Seasons 2 - 5), who was promoted to office assistant in Season 5 and later let go by Jeff before the start of Season 6. FLIPPING OUT returned for its seventh season on Wednesday, March 5, 2014 at 10pm ET/PT on Bravo. After what felt like an eternity, Jeff and his partner, Gage, finally settled into their newly remodeled Los Angeles home, Gramercy. Jeff Lewis Designs, now focusing more on interior design and remodeling than house flipping, is thriving with new business. With a growing paint line and a wide array of prominent clients, including CSI actor George Eads and his wife, Monika, who are undertaking a major remodel of their Hollywood Hills home, Jeff's time and resources are spread thin. Meanwhile, design assistant Andy is agitated over the hiring of a new assistant, Megan, who is getting more quality time with the boss. Jenni, now seven months pregnant, is forcing Jeff to make plans for her impending maternity leave. Season 8 of FLIPPING OUT premiered on Wednesday, July 1, 2015 at 10pm ET/PT, moving to its regular timeslot -- Wednesdays at 9pm -- the following week. This season on FLIPPING OUT, Jeff and his hand-picked design team work harder than ever to stay on top of the all-consuming workload with corporate gigs and multi-million dollar celebrity remodels including actor Brian Austin Green, comedian Heather McDonald, actor George Eads and DJ Eric Prydz. Jeff's ultimate sidekick and trusty executive assistant, Jenni Pulos, is back in the saddle helping her stressed-out boss juggle multiple projects with strict deadlines. After taking some time off from his first love, house flipping, Jeff decides to re-enter the game. Moreover, he and partner of six years, Gage Edward, seriously move forward with their plan to expand their family via surrogacy, adding to the insanity and putting both their personal and working relationships to the test. Bravo premiered the ninth season of FLIPPING OUT, with a two-night event on Wednesday, July 13, 2016 at 10pm ET/PT and Thursday, July 14 at 9pm. This season is one of extreme changes, with America's favorite house flipper Jeff Lewis stumbling, but refusing to fall. Making sense of it all for him are his life partner and life organizer Gage Edward, loyal executive assistant Jenni Pulos and his unfazed housekeeper Zoila Chavez. After a lucrative job with a major furniture company and business with high-end clients take an unexpected turn, Jeff finds his way back to his first passion - house flipping. However, the dip in business and lost income force Jeff and company to make major adjustments. He decides to move his entire household, including Gage, Zoila, 3 dogs, and new cat Patrick, into a flip that is currently under construction. But a home with no kitchen, no bar and missing walls soon starts testing everyone's patience. Now more than ever, Jeff is determined to bring in as many new clients as possible. As he and Gage move forward with plans to have a baby, Jeff's anxiety reaches new heights and pushes him back into therapy to help him prepare for the unpredictable journey that is parenthood. Jenni also has baby number two on the brain, but finds that this will be more difficult than she expected. With the impending change in his household, Jeff also finds himself at a crossroads with Zoila as he begins to question her role in the house. Despite the obstacles beyond his control, Jeff is always up to the challenge. Season 10 of FLIPPING OUT premiered on Thursday, August 17, 2017 at 9pm ET/PT on on Bravo. Just when America's favorite house flipper thinks his life could not be any more chaotic, Jeff Lewis embarks on the most unpredictable challenge yet - fatherhood. With no shortage of design work, tight deadlines and outrageous clients, tempers flare and antics commence as his two very different worlds collide. When employees - and nannies alike - become a revolving door, only his life partner Gage Edward, loyal executive assistant Jenni Pulos and unfazed housekeeper Zoila Chavez can keep him from flipping out entirely. On the heels of a personally and professionally challenging year, Jeff's inner-circle approaches uncharted territory. Rather than take the uncertainty of impending fatherhood in stride, Jeff distracts himself by demolishing his newly renovated home and purchasing a new house in the Hollywood Hills. This leaves the ever-patient Gage inundated with the stress of managing Jeff's multiple projects and prepping for the baby's arrival. And after their little lady finally arrives to rock their world, they are forced to evaluate the strength of their relationship. Meanwhile, Jenni is entrenched in her own emotional journey as she looks to grow her family. Amidst all of these changes, Jeff and Zoila attempt to adjust to their improved living arrangement following last year's shocking fallout. In the season opener, "What Will Jeff Do?," the countdown to the baby's due date leaves no time for slowing down. While demo at home in Valley Vista starts on the master suite, Jeff and his team continue to work with clients. Gage's stress is obvious, while Jeff channels his by focusing on a to-do list. His control over every situation causes him to lash out at those around him. Season 11 of FLIPPING OUT premiered on Tuesday, September 11, 2018 at 10:15pm ET/PT on Bravo. As a new-ish father, America's favorite house-flipper Jeff Lewis finds himself in uncharted territory and needing to refocus his energies. Now that his family takes priority, his goals are to take on fewer clients and flip properties more efficiently. With the employee revolving door constantly in flux, however, restructuring is easier said than done. As pressures rise and tempers flare, Jeff leans on his partner Gage Edward and executive assistant Jenni Pulos to help him keep it all together. With little Monroe now calling the shots in her fathers' lives, the Lewis-Edward household - and thus the staff at Jeff Lewis Design - operates on an extremely regimented schedule. Jeff remains consumed by the still-ongoing renovations at his Valley Vista property and brings in two project managers to help keep things on track. Things get complicated, however, when his game plan backfires. Having just gotten back from maternity leave, Jenni navigates the new office dynamic amidst the chaos as newest team member, Tyler Meyerkorth, has become Jeff's full-time assistant and right-hand man in her absence. Diligent long-time employee Megan Weaver works to pick up the slack, but tension builds as Jeff struggles to relinquish control. As employees fail to perform up to his perfectionist standards, it becomes clear that no one is safe and the threat of being let go looms. In the season opener, "A Series of Unfortunate Flips," life at the Jeff Lewis Design office is constantly in motion. Jeff is now focusing on flipping properties and has fewer clients to answer to. There have been multiple additions to the team, with Jeff relying heavily on his new full-time assistant Tyler. When Jenni returns from maternity leave, Jeff is not exactly sure where she fits in. Despite the added manpower, Valley Vista is still under construction with no completion date in sight.

On Tuesday, November 20, 2018 at 10pm ET/PT, Bravo premiered the Season 11 finale of FLIPPING OUT. In the season ender, "The Final Flip," Lea Black leads a productivity seminar at Jeff Lewis Design, which brings a lot of issues to the surface and sparks a mass exodus. Jeff and Jenni have it out in what may be the biggest fight of their friendship. Can their relationship survive and will Jeff have any employees left?
